Simple Steps For A Quick Home Sale

By Michelle Metcalf, Associate Broker CRS, SRES, RE/MAX Valley Properties

Want it to sell your home quickly at or near your asking price? Then it needs to show well, be

marketed well, and be priced correctly. Here are some simple steps to help you get offers

quickly that are close to, or even above, your asking price.

1. Declutter the right way

Stuffing all your holiday decorations, seasonal clothes, sports equipment, and unused whatever

into closets and storage spaces is a bad idea. It will be discovered and serve to emphasize that

your home lacks adequate storage space. Instead, move your clutter into a rented storage unit

off-site. The general rule is to get rid of at least one-third of the things you don’t use everyday.

2. Nothing personal

Removing personal items like photos and memorabilia allows prospective buyers to imagine

themselves living in your house. It’s easier for them to focus on your home’s features, too.

While baby pictures are adorable, they need to come down if you want to sell your home quickly.

Likewise, don’t let your artwork become a distraction. While you love it, it might not be appealing

to buyers. Your home should be the focus, not your artwork.

3. Small changes have big impacts

No need to make major remodeling changes. Chances are you won’t recoup the money you

spend. Instead, focus on small upgrades in the kitchen and bathrooms. A new sink and cabinet

hardware in the kitchen, or light fixtures, shower curtains, and hand towels in the bathrooms, are

inexpensive ways to transform your space.

4. Curb appeal is critical

Your home’s exterior is the first thing a buyer sees in person and on listing sites. If it doesn’t

look good, a buyer won’t even consider looking inside. Tidy up your yard by trimming and

shaping hedges, trees and bushes. Add new gravel or mulch. Consider pressure-washing your

house, walkways, and driveway. Add a fresh coat of paint to your trim and shutters. Everything

matters — even things as small as the brass on your front door. Flowers at the entryway add a

hint of color to make your home feel alive and inviting.

5. Find the right agent

The most important tip is to find a realtor with a proven track record of sales. Are they familiar

with the pros and cons of your neighborhood? Can they walk into your home and tell you

precisely what is good and what you need to change? For starters, check the online client

reviews and feedback on the agents you are considering. Make sure your agent promotes their

properties online. Do they hire professionals to take a variety of photos on their site and for

social media? How long has the realtor been selling?
